In collaboration with Cheshire Architects, we redefined 56 Parnell Road into a sophisticated mixed-use address. Previously tired and under-utilised, the building now presents a refined architectural identity with a mix of hospitality and commercial tenancies.

The exterior courtyard now houses the Red Rabbit Hutch Espresso Bar, anchoring the property with an activated and inviting street presence. Internally, the lobby underwent a full rejuvenation with travertine flooring and wall finishes, creating a sense of considered luxury for tenants and visitors alike. The former Westpac tenancy on the ground floor has been transformed into My Food Bag’s development kitchen - supported by expansive glazing that opens onto the lush, rejuvenated gardens and outdoor spaces. Today, the building delivers presence, performance, and flexibility in one of Auckland’s most desirable fringe locations.
