We acquired this central city building in late 2006 as a full redevelopment opportunity. The brief was two-fold: respect the character of the original structure while repositioning it for modern commercial use. Early architectural concepts included additional floors, but we opted for a more nuanced approach - preserving its original charm while unlocking value through targeted refurbishment. Exposed brickwork, original kauri details, and heritage window frames were retained and enhanced, while structural and service upgrades brought the building to contemporary standards. The result: a space that honours its past while serving the needs of today’s tenants.
